Our Team:
Our
experienced appraisal team members are located throughout Southern California
and have worked on appraisal cases in many Western States. Our team is
comprised of Certified General Appraisers, MAI's, SRA's, Certified Residential
Appraisers, and Consultants. Their backgrounds include Real Estate Brokerage,
General Building Contracting, Appraisal Instruction, and Regional Appraisal
Managers.
Our expert witnesses have testified for
numerous cases throughout Southern California. In over 50% of the cases we work
on, we are two experts in one, providing Broker Standards of Care as well as
appraisal testimony. We have extensive experience appraising coastline

Commercial, and Industrial appraisals, we thrive on the challenge of more
complicated scenarios. Some appraisal highlights are listed below:
The Landslide: One
wet year, torrential rains hit the Southern California coast with a vengeance.
Homes became buried in mud and water. As the cliffs destabilized, houses slid
down banks endangering other homes. The Laguna Hills homes slid directly into
the condos below wiping them out. It was a homeowner's disaster and we were
there to appraise the damage. Our values were used as the basis for the
settlement. The plaintiffs were able to recover the full value of their
properties.
Bad
Plumbing: Polybutylene plumbing affected 25,000 homeowners in this
class action suit. We were able to prove stigma loss even after houses had been
re-plumbed with Copper piping.
Land Matters: California is home to numerous green
golf courses, resorts and the good life. In Palm Dessert, we were asked to
assess the diminution in value due to alleged soil and construction issues of
over 1,200 homes. We were able to conclude that the market did not recognize
the alleged problems and found no diminution in
value.
Water
Everywhere: When storm sewers repeatedly backed up, the jury awarded
12%stigma damages in this water intrusion case. |
