 Dr. Lee R. Hess, president of Appraisal Analysts, Inc.,
has over 25 years of appraisal experience and his office has appraised over 45
types of property. An area of specialty is stigma loss. Hess has 23 years of
Trial experience in Southern California and has provided expert testimony as an
appraiser in construction defects, water intrusion, airport noise, soil
subsidence, contamination, condemnation, easement valuation, environmental
issues, wrongful death, undisclosed future freeways, and other areas of
diminution in value. He is also an expert in "Procuring Cause" matters. Hess
has been deposed over 500 times; has worked for over 700 attorneys; has
testified in court approximately 120 times; and has testified at arbitrations
approximately 25 times. He has testified in San Diego, Los Angeles, Riverside,
and Orange Counties in trials and arbitrations. Hess has testified in one
criminal case as a real estate expert and is the author of 7 books and 35
Journal articles .

MARK
S. BERGER, MAI, SRA has been active in the southern California real
estate industry since 1969. He has a broad range of valuation experience in
commercial, industrial, and residential properties. He began appraising in 1972
with the San Diego County Department of Real Property. In 1985 he started his
independent appraisal company. Since that time his company has completed over
930 valuation projects in excess of $740,000,000. This includes valuation
analysis for problem properties, leasehold and leased fee interests, partial
interests, eminent domain, easement valuation, and sophisticated cash flow
models for discounted cash flow analysis. He is qualified as an expert witness
in Superior Court and has been deposed over 50 times. Berger is a senior
consultant for Appraisal Analysts and has the ability to see the subtle details
of complex valuation problems. |

ROY K. BOTTGER,
CA Certified General Appraiser, has been appraising since 1982. He has a
broad base of appraisal experience including both residential and commercial
properties as well as vacant land and special use properties. He has valued
properties for eminent domain (including both partial and full takings),
easements, as well as leasehold and leased fee interests. He has an extensive
background in appraising distressed properties for litigation purposes. He was
a Regional Appraiser Manager for a Southern California bank and an Assistant
Vice-President for Bank of America in their Wholesale Appraisal Department
where he reviewed over 200 appraisals per week. In addition, he has worked as a
review appraiser with numerous major lenders throughout California. He has a
Bachelor's Degree in Real Estate from San Diego State University. Mr. Bottger
has experience testifying in depositions, arbitration and in Superior
